Northwest Associated Consultants, Inc. <br />C O M M U N I T Y P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: July 8, 1996 <br />RE: Little Canada - Tilleskjor House Moving - Conditional Use Permit <br />FILE NO: 758.09 - 96.17 <br />Background <br />Mr. Kerwin Tilleskjor has applied for a Conditional Use Permit to move an existing home <br />onto a new lot at the end of Australian Avenue. The property is a part of the project which <br />resulted in the construction of a cul -de -sac at the end of Australian. As a part of this <br />project, seven feet of Jackson Street right -of -way was vacated to the Morelan property on <br />the east side of Jackson. The City effectively declared that the Jackson Street right -of- <br />way would not qualify as a City street, and as such, only typical side yard setbacks to the <br />property line would be required. <br />Analysis <br />The applicant for a Conditional Use Permit must satisfy the requirements of the CUP <br />procedures, which include a review of the structure proposed for the site. The proposed <br />structure is a split entry home of just of 1,400 square feet on the two levels, including all <br />utility and unfinished living spaces. A double attached garage is shown on the site plan, <br />as is a possible addition. The site plan illustrates the following proposed minimum <br />setbacks: <br />North (Magnuson property): 26 feet <br />West (Railroad) 36 feet (not including the addition) <br />South (Tima property) 48 feet <br />East (Jackson Street) 14 feet <br />Northeast (Australian Ave. cul -de -sac) 19 feet <br />5775 Wayzata Blvd. • Suite 555 • St. Loy <br />Page 23 <br />• (612) 595- 9636•Fax. 595 -9837 <br />
