MINUTES <br />PLANNING COMMISSION <br />MARCH 14, 2013 <br />The Planner further reported that he met with the Code Enforcement <br />Officer relative to this application and was informed that there are two <br />signs on this building which were installed without permits. The Code <br />Enforcement Office has requested that the Planning Commission table <br />action on the CUP until the applicant submits the updated drawing with <br />detailed sign information. <br />Jeff Young reported that he is proposing to start a business in this <br />building, noting that there is one other tenant in the building. Young <br />questioned the need to table action, noting that tabling would delay his <br />being able to put up his signage. <br />Jeff DeBace, owner of the building, stated that he was unaware that his <br />tenant put up signage without a permit. DeBace reported that he discussed <br />signage with this tenant and they indicated satisfaction with their current <br />signage indicated that they have no need for any additional signs. DeBace <br />noted that the building has been in existence since 1990, and he <br />questioned why there is now a need for a comprehensive sign plan. <br />Duray stated that the comprehensive sign plan provides a uniform signage <br />plan for an entire building. <br />DeBace stated that Young is interested in limited signage consisting of an <br />awning sign and a sign on the north side of the building. Duray asked if a <br />detailed sign plan had been prepared. Young replied that one had not been <br />prepared and indicated that his signage company did not want to proceed <br />with a plan until approval was granted by the City. Duray stated that the <br />Commission needs to know what the signage will look like before it can <br />be approved. The Planner agreed that the City should have some idea as <br />to what the signage will look like. The Planner noted that if the signage <br />company has any questions about how the signage plan should be <br />prepared, they can contact his office. <br />Young replied that the signs are simple ones, noting that he wants a sign <br />on the awning, one on the north side of the building, and some window <br />signage. <br />Murphy asked for more information about staff's concerns in moving this <br />matter forward. The Planner noted that signage went up on the building <br />without a permit. The Code Enforcement Officer would like to verify that <br />the proposed signage meets the Code. <br />Murphy questioned why the request for a master sign plan is being <br />submitted by a tenant and not the building owner. She was also concerned <br />about preventing a new tenant from moving forward with signage given an <br />-2- <br />
