JUN -20 -1996 12:42 NAC <br />HOUSING ISSUES <br />The following are brief summaries of housing <br />related issues identified as part of the <br />Comprehensive Plan. These issues have been <br />identified by Planning District in the <br />Comprehensive Plan document. For the purposes <br />of this Action Plan, the issues have been <br />summarized generally. For detailed information on <br />the specific issue within each Planning District, <br />refer to the Comprehensive Plan. <br />incompatible Land Use <br />Throughout each of the planning areas, several <br />instances of incompatible land uses were identified. <br />These areas consist primarily of one or a small <br />number of single family homes being located <br />adjacent to and/or within commercial zoning <br />districts. There was one identified area where an <br />industrial use and mini- storage are located within <br />a residential district. According to the <br />Comprehensive Plan, these areas are to be given <br />consideration for future redevelopment or <br />relocation activities. <br />In addition to the single family houses discussed <br />above, mobile home parks located in the Rice <br />Street Corridor district and the Northwest <br />Corridor district exist as legal non - conforming <br />uses in Commercial zoning districts. These <br />properties have been targeted for future <br />redevelopment efforts as commercial <br />developments due to their location along the <br />City's prime commercial corridors A map along <br />with a brief description of these areas of <br />conflicting land use has been included as Appendix <br />A. <br />612 595 9837 P.06 <br />PACE 3 <br />Housing Condition <br />A number of concentrated areas of deteriorating <br />housing were identified within the Northwest and <br />Southwest corridor areas during the inventory <br />portion of the Comprehensive Plan. Generally, <br />these concentrations of substandard houses were <br />located adjacent to commercial areas and were <br />often zoned for commercial use. The City must <br />continue to make the upgrading, maintenance and <br />possible redevelopment of existing structures a <br />high priority. <br />The City is currently taking an active role in <br />encouraging the maintenance and upgrading of the <br />existing multiple family housing stock. The City <br />has issued 1996 revenue bonds to provide <br />assistance to the Providence Apartments for use in <br />upgrading and maintaining the existing complex. <br />Senior Housing <br />The City has identified that the number of older <br />aged persons in the community is increasing. As <br />such, the provision of housing options designed to <br />meet the needs of older residents will be <br />increasingly important. In recognition of this <br />issue, the City has programmed a senior housing <br />project into the proposed Rice Street <br />redevelopment project. <br />Crry OF LITTLE CANADA <br />Page 107 <br />HoutnoACTIONPLAN <br />
