MINUTES <br />PLANNING COMMISSION <br />JUNE 13, 1996 <br />include catch basins which direct run -off into the <br />drainage area. The curbing and catch basins would <br />prevent run -off directly into the ditch area, <br />eliminating dirt from washing into the ditch. Curbing <br />would also control vehicles from driving off the <br />blacktop and disturbing landscaping. <br />Keis asked if there was a minimum amount of parking set <br />by ordinance, but not a maximum amount. <br />The Planner replied that that was correct. <br />A representative of Little Canada Associates informed <br />the Commission that there was a definite need for more <br />parking. <br />Keis asked how many total parking spots there are <br />currently on the property. <br />Sloan estimated there were slightly over 200. <br />Keis stated that he did not have a problem with <br />requiring curb and gutter for the additional parking, <br />but was concerned that since the company is growing, 24 <br />additional spaces may not be enough. <br />The City Planner pointed out that if additional parking <br />is needed, the property owner would have to apply for <br />another Conditional Use Permit. <br />Sloan asked if the City Engineer would specify the type <br />of curbing which would be required. <br />The City Planner replied that the Engineer will be able <br />to give Sloan curbing as well as drainage <br />specifications. <br />Keis reported that a plan will have to be submitted for <br />the Engineer's review and approval. <br />DeLonais pointed out that concrete curbing has been <br />mandatory for the last couple of years. <br />Keis recommended approval of the Conditional Use Permit <br />for expansion of joint parking facilities at 2777 <br />Country Drive as requested by MBC Enterprises subject <br />to compliance with the recommendations of the City <br />Planner as contained in his report dated June 10, 1996. <br />7 <br />Page 60 <br />
