Since this <br />property is shaped so irregularly, a special condition exists which constitutes grounds for <br />a variance Without the variance, there would be little buildable area remaining, and <br />outdoor storage would be the only available use for the land. <br />We had noted the following issues relating to the original proposals for the Belland <br />property: <br />Site Conditions: Piles of debris and used parts accumulate in front of the existing <br />building. Any expansion approval should be accompanied by a condition which requires <br />no outdoor parts or junk. All accumulation or storage of parts should be enclosed. <br />Parking/Surfacing; The applicants have submitted a plan which shows parking along the <br />front line of the parcel. The proposal shows concrete and asphalt paving for a portion of <br />the parking area. This paved area should be extended to accommodate all parking and <br />drive aisle areas. The attached plan illustrates the Zoning Ordinance requirements.
