12. Grading and Drainage Plans. The Developer shall complete a <br />drainage and grading study as required for subdivision approval and furnish <br />said study to the City Engineer. Said study must be approved by the <br />Ramsey - Washington Watershed District including the completion of the <br />Municipal Coordination Checklist. It is also understood that erosion <br />control must be such that drainage to adjacent property is prevented and <br />surface water run -off is properly controlled. The Developer agrees to <br />comply with any and all requirements for erosion control directed by the <br />Ramsey- Washington Watershed District and /or the City in a timely manner. <br />13. Park Dedication Requirements. <br />a. The Developer agrees to secure the donation to the City by <br />warranty deed of the property indicated on Exhibit "B ". In return, the <br />City shall waive park charges for lots 4 through 9 of block 1. <br />b. The City's park charge (currently $625 per lot) shall be <br />imposed against Lots 1 through 3 of Block 1 based on the rate in effect at <br />the time of application for building permit. <br />c. City shall transfer ownership to Developer via quit claim <br />deed of the parcel as indicated in Exhibit "C" upon receipt of the purchase <br />price of Fifteen Thousand and No /100 Dollars ($15,000.00) from Developer. <br />d. Developer shall install a six foot wide, paved pathway <br />between Lots 5 and 6 of Block 1 connecting the street to the rear property <br />line. At entrance to path off of the street right -of -way, Developer shall <br />erect a low split rail fence to delineate path entry point. <br />14. Building Permit for Model Units. The City will issue two (2) <br />building permits to Developer to allow construction of two (2) model units <br />within the Stoneridge Development, after receipt of the Letter of Credit, <br />required in Paragraph #16. No occupancy permit will be granted until <br />installation and approval by the City of utilities, curb and gutter, and <br />the first lift of bituminous surface.
