corrections to the improvements deemed necessary by the City Engineer <br />resulting from construction of the model units. The Developer further <br />acknowledges that installation of the improvements is a priority and that <br />construction of the model units will be secondary to the construction of <br />said improvements. No other building permits shall be issued until <br />installation of sanitary sewer, storm sewer, water main, curb and gutter, <br />and the first lift of bituminous surface, and approval of same by City. <br />15. Additional Requirements. <br />a. The Developer shall comply with the Little Canada <br />landscaping ordinance. <br />b. Through this Development Agreement, Developer agrees to <br />assume responsibility for performance of the Agreement between <br />Owner /Applicant and City of Little Canada as to Costs, dated January 30, <br />1995 and executed by Fern D. Denery, attached and incorporated herein as <br />Exhibit "C ". All monies deposited pursuant to Exhibit "B" shall be applied <br />to the deposit requirement under Paragraph #11 above. <br />c. The placement of durable iron monuments for marking of <br />platted lots, blocks and boundaries must be set within one year of the <br />recording of a plat or parcel. All plat monuments originally set which are <br />removed or disturbed during development shall be replaced after the <br />completion of construction activities or no later than November 1, 1997. <br />All cost incurred with regard to monument placement, verification and <br />replacement shall be borne by the Developer. <br />d. Entrance signage for the development shall be in accordance <br />with City ordinance requirements. Verification of same shall be made by <br />the City's Planner. <br />e. Street signage shall be installed in association with the <br />development in the manner as prescribed by the City's Public Works <br />Director. <br />-6- <br />Page 133 <br />
