Mr. Tilleskjor had originally
requested a CUP to move this same home onto a lot on Australian Avenue, however, due
to poor soils the structure could not be located on that lot, the site on Lakeshore Avenue
has now been selected.
Attached for reference:
Exhibit A - Site Location
Exhibit B - Proposed Site
Exhibit C - House to be moved
Analysis
The applicants for a Conditional Use Permit must satisfy the requirements of the CUP
procedures, which includes a review of the structure proposed for the site. The proposed
structure to be moved is a two level split entry home, that is 1,400 square feet in size,
including all utility and unfinished living space. The house contains a double attached
garage, and area for a future addition. The previous lot on which the subject home was
to be moved was 93' x 135' in size and all applicable minimum setback requirements for
the R -1 district where to be met. The new lot is slightly larger 100' x 150' in size, therefore,
meeting all of the minimum setback requirements should not be a problem. As a condition
of approval, the applicant must meet all of the following setbacks:
Required Setback
Front (Lakeshore Ave.) 30 feet
Side 10 feet
Side 10 feet
Rear 30 feet
5775 Wayzata Blvd. • Suite 555 • St. Louis Park, MN 55416 • (612) 595-9636-Fax, 595 -9837
Page 62
