In addition to those mentioned above, a criterion which must be met by the applicant, is <br />that the applicant must show that the proposal will not result in a depreciation of property <br />values in the area. This requirement relates to the size, character, and architectural <br />appearance of the proposed structure. The applicant should be prepared to present this <br />information at the upcoming Planning Commission meeting as a condition of the <br />application. As stated within the previous review to move this house onto a lot on <br />Australian Avenue, until this information is submitted, the application must be considered <br />incomplete. <br />Finally, as a condition of CUP approval, the subject structure must comply with the <br />applicable requirements of the State for moving the structure, and the Uniform Building <br />Code. Therefore, the building official shall inspect the home at its existing location, and <br />at its new location once the structure has been moved. The applicant should also provide <br />proof to the City that the house move is performed by a licensed mover in accordance with <br />applicable State requirements, and notify the City of the route and exact timing of the <br />move. <br />Recommendation <br />Based on the preceding information, the proposed moving of a house onto an existing lot <br />of record on Lakeshore Avenue appears to be consistent with the requirements of the <br />Conditional Use Permit process. We therefore recommend approval of the CUP subject <br />to the following conditions: <br />1. The building official inspects the home at its existing location and the developer <br />complies with all building official requirements for moving and upgrades. <br />2. The house must be located on the lot so as to meet all required setbacks of the R- <br />11,-:Single Family Residential zoning district. <br />'3.
