KRAUS- ANDERSON CONSTRUCTION COMPANY <br />CONTRACTORS & CONSTRUCTION MANAGERS <br />August 27, 1996 <br />City of Little Canada <br />Planning & Zoning Department <br />Mr. Steve Grittman <br />Northwest Associated Consultants <br />Re: Belland Auto Shop Expansion Project <br />Dear Mr. Grittman: <br />Belland Auto Service, currently doing business at the above listed address at <br />"Ryan Industrial Park" as a automobile repair and service company, greatly <br />hopes to and needs to expand its facility. <br />Belland Auto is currently working with design and construction firms to <br />establish building plans and construction cost estimates. <br />The existing building site located at the intersections of Ryan Drive and Ryan <br />Lane and abuts a current Burlington Northern Railway property on the North <br />side. The site also lies within a current "Northern States Power" property <br />easement from which Ryan Industrial Park property Owners such as Belland <br />Auto have a current Encroachment license agreement in place dated 5/15$6&D <br />(see copy attached), in order to construct business oriented buildings on these <br />sites. <br />As shown on the attached site plan indicating the existing Selland Auto <br />property and building structure, the property is triangular shaped and ve ry <br />limiting for building locations. <br />Due to the current property line setback dimension requirement enforced by <br />the City of Little Canada for this area, the existing building structure could not <br />be expanded in any direction without first receiving a property line setback <br />"variance" from the City. <br />As indicated on the attached building expansion site plan options, the most <br />preferred option is to angle the new building addition to align it with the rear <br />property line, thus encroaching on the front (street side) setback requirement of <br />40' -0" from the property line. The other options would keep the building front <br />aligned with the street side property line and encroach upon the rear property <br />line setback of 20' -0 ".
