September 5, 1996 <br />City of Little Canada <br />515 Little Canada ND <br />Little Canada, MN 55117 <br />RE: Feasibility Study <br />Historical Society Expansion to City Hall <br />Dear Mayor & Council <br />On behalf of Boarman Kroos Pfister Rudin & Associates, I would like to express our appreciation <br />for the opportunity to conduct a feasibility study for the City of Little Canada.. It has been a <br />pleasure working with the City Staff and Volunteer Members of the Historical Society. Their <br />input and dedication to this study process serves the community well. <br />The City of Little Canada, in its endeavor to address the needs of its Historical Society identified <br />the need to study the feasibility of adding on to the existing City Hall. The Historical Society had <br />previously determined their space needs to be approximately 2000 S.F. to include a display <br />area, storage space, administrative work stations and a small unisex restroom. The architect <br />was charged with testing these space requirements against the existing City Hall site and <br />building to determine the following: <br />1.Site Compatibility <br />• Physical impacts on vehicular circulation, parking layout, drive -up and landscaped areas. <br />• Adherence to property line and setback requirements. <br />• Site and building community image. <br />2. Expansion Compatibility With The Existing City Hall <br />• Seamless addition that does not appear as an "Add -On ". <br />• Functional and flexible floor plan for the Historical Society. <br />• Physical circulation connection to the existing City Hall. <br />• Similar level of quality durable construction to City Hall. <br />3. Cost Impacts <br />• General construction including mechanical and electrical. <br />• Other project costs including contingencies, and Architect/Engineering fees. <br />Rag e_.8 <br />
