MEMORANDUM <br />T0: David Licht <br />FROM: Stephen Grittman <br />DATE: 30 May 1985 <br />RE: Little Canada - Allan Avenue Plan <br />FILE NO: 758.09 - General <br />At the recent Council meeting (May 22) the City requested the developers <br />of the Sophie Subdivision to conform (in part) to the Allan Avenue Area <br />Plan. I had met with the developer (Greg Nosko) and reviewed his proposal. <br />This plan called for a road north from Allan Avenue to County Road D <br />and a long cul -de -sac to the south. The Allan Avenue Plan would have <br />required him to extend his road to LaBore on the south. <br />I did not bring up the Allan Avenue Plan because at the time that Cecka <br />was platting Thunder Bay, the City felt that no proper access to LaBore <br />could be constructed since it was fully built up. -As such, Cecka was <br />approved (although never final platted) with cul -de -sacs in both directions <br />from Allan. This basically meant that the Allan Avenue Plan was useless <br />since the cross street alternatives were no longer feasible. With that <br />background the Sophie Plat could hardly develop in any other way. <br />However, Cecka has now returned and was at the Council meeting. Since <br />his final plat was not yet approved, the City instructed both parties to <br />work together and come up with a development which more closely follows <br />the orignal Allan Avenue Plan. <br />9 <br />
