MEMORANDUM <br />TO: <br />FROM: <br />DATE: <br />northwest Essociated consultants, inc. <br />Little Canada Mayor and City Council <br />David Licht <br />10 June 1985 <br />RE: Little Canada Zoning Ordinance Revision <br />I -P District <br />TgralV <br />JUN 11 1955 <br />CITY OF <br />UTILE CANADA <br />FILE NO: 758.09 - 85.11 <br />Based upon our office's past experiences plus discussions of the proposed <br />I -P District and specifically Sections 918.060, 8.1, Building Requirements, <br />with Mr. Blesener, we believe it appropriate to offer some alternatives to <br />the ordinance draft forwarded to you with a cover memorandum from Mr. Grittman <br />dated 5 June 1985., <br />At the basis of all decisions made on the I -P District is the type of industrial <br />development and character of industrial activity which the City Council wishes <br />to see occur within this zone. One must recognize that there are a full range <br />of "industrial parks" ranging from developments which accommodate heavy manu- <br />facturing, truck terminals and the like, to office /warehousing as well as office <br />parks. From the discussions which we have been exposed to, it would appear <br />that the Council is inclined toward the office /warehouse type of development. <br />If this assumption is correct, we believe the following thoughts should be <br />taken into account with regard to building requirements imposed within the I -P <br />District. <br />1. The 5 June 1985 draft requires specialized facing treatments only on the <br />side of industrial structures fronting a public area, right -of -way or <br />residential district. This requirement is reflective of industrial <br />development which emphasizes heavy manufacturing and the like. If the <br />Council is more inclined toward the office /warehouse type of activity we <br />would recommend that the entire building be other than the morton or butler <br />type of building material. We would suggest the following wording: <br />"All buildings in the I -P District shall be constructed of solid wall <br />masonry construction consisting of brick, stone, architectural concrete <br />cast in place or pre -case concrete panels on wall surfaces.
