Q• <br />) " ?1 <br />PLANNING REPORT <br />northwest associated consulter fts, inc. <br />T0: Little Canada Mayor and City Council <br />FROM: Stephen Grittman <br />DATE: 21 February 1985 <br />RE: Larry Lee Rezoning /PUD <br />FILE NO: 758.09 - 84.53 <br />BACKGROUND <br />In the Spring of 1984, Mr. Larry Lee, developer of Yorkton Industrial Park, <br />applied for a rezoning of property south of South Owasso Boulevard and lying <br />between Condit Street and the Waterworks right -of -way. The rezoning was <br />rejected by the Council in June of 1984. In December, the request was re- <br />submitted. The proposal was for the entire site to be rezoned to I -1, Light <br />Industrial District. As a result of neighborhood opposition, the request <br />was tabled and the Council recommended that Mr. Lee redesign the site to <br />better accommodate the existing uses in the area, particularly the single <br />family homes. <br />A redesigned development plan has been submitted and was reviewed by the <br />Planning Commission at its meeting on 14 February. This plan shows a road . <br />access from Condit Street ending in a cul -de -sac on either side of which <br />would be residential development. The north portion of the site is intended <br />to -be developed industrial. <br />ANALYSIS <br />The proposed plan shows the new dividing line between I -1 and R -1 at a natural <br />ridge line instead of South Owasso where it presently exists. This physical <br />-relief provides an excellent barrier between the two incompatible uses.
