Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />2 January 1985 <br />Page Two <br />RECOMMENDATION <br />The conditional use permit - planned unit development which is proposed would <br />not alter the type of activities which are allowed. The park would continue <br />with an industrial zoning designation. The modifications suggested would only <br />involve site design standards, which again are difficult if not impossible to <br />achieve due to the approved layout and building placement. <br />The following language is proposed for the planned unit designation in question. <br />"For developments existing or approved prior to 1 January 1985 within <br />the subdivision defined as the Ryan Industrial Park, the following site <br />design standards may be modified subject to the review and approval of <br />the City Council: <br />1. Side yard setbacks in those cases where building placement results <br />in inadequate space for driveways, parking and vehicle maneuverability. <br />2. Rear yard setbacks where power line easements, building placement or <br />site configuration create construction problems for accessory build- <br />ings which are appropriate for and enhance the operation and improve- <br />ment of the site and use. <br />3. Loading docks and curb cut number and location where it can be <br />demonstrated that site configuration and /or building placement <br />necessitate modification of standards for adequate access. <br />4. Fencing height and location where it can be demonstrated that site <br />configuration, building placement, or easements create difficulties <br />in providing secured storage areas within the parameters established <br />by the Zoning Ordinance." <br />cc: Joseph Chlebeck <br />Lowell Nagovsky <br />Art Ryan <br />35 <br />
