Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />11 March 1985 <br />Page Two <br />RECOMMENDATION <br />Although we again must state our questioning of the City's registered land <br />survey division procedure, our finding is that the proposed O'Keeffe <br />subdivision conforms to City policies and Zoning Ordinance requirements. <br />In view of this fact, we recommend approval subject to a development agree- <br />ment being established and filed against the titles of the newly created <br />parcels. This agreement should require the following: <br />1. Six foot drainage and utility easements being placed along all lot <br />lines. <br />2. At the time any building permits are submitted for approval, the <br />respective owners provide the City Engineer with an acceptable grading <br />and drainage plan (which includes garage floor elevations) protecting <br />the rear yard drainage swale and handles site drainage in an approved <br />fashion. <br />ADDITIONAL COMMENT <br />Note should be made that the existing O'Keeffe house and rear yard accessory <br />building are in violation of R -1 district setback standards.
