Minutes Special Meeti- <br />City Council <br />June 26, 1974,cont. <br />Rezoing <br />Cont. <br />Mr. Dolan Mr. D. Dolan, appeared before the Council, representing <br />(035 -065) certain owners of parcel proposed for rezoning. Mr. Dolan paid the <br />$ 50.00 rezonging fee and presented the abstractor's report. <br />In his remarks, Mr. Dolan, mentioned, that it would be <br />very wise to consider the 74 acres for rezoning, rather then the <br />Nadeau Estate, by itself. The reasons he gave for this were, <br />rezoning the,Nadeau Estate, appears as spot zoning and creates <br />set back difficulties. Mr. Dolan also mentioned that the land use <br />map indicates that the area should be zoned L -I , ( light industrial) <br />and this is the last large tract remaining in Little Canada, proposed <br />for industrial. <br />Questions: <br />(066 -149) <br />page 2 <br />PROPERTY VALUE: <br />PROPOSED USE: <br />PERMITED USE: <br />A question was raised, concerning property <br />taxes. Does the rezoning change the valuation 2 <br />It was the opinion of Mr. Dolan, that the <br />valuation does not change until a industrial building <br />is ereccted. <br />Mr. Dolan was asked if he had a specific <br />use for the Property. <br />Mr. Henning, a co- realator in this proposal <br />stated, that the new owner does not have a specific <br />plan for the Nadeau Estate property, because the <br />rezoning proposal includes a larger area. <br />The Clerk read sections, 908.010 -of the <br />Municipal Code, which pertains to permitted uses in <br />a industrial district, section 908.020, of the Mun- <br />icipal Code, which pertains to manufacturing permitted <br />in a industrial district and section 908.030, of the <br />Municipal Code which pertains to accessory uses in a <br />industrial district. <br />NON - CONFORMING USE: <br />In the discussion of the rezoning, it was also <br />mentioned that should a structure be destroyed by any me <br />to an extent of more then 50 7. of its replacement cost <br />at the time of construction, it shall not be reconstruct <br />except in conformity with the provision of the code. <br />It was also mentioned that no dwellings could <br />be constructed in the industrial district. <br />( line b- sec. 908.010 of the municipal code) <br />17 <br />
