PLANNING REPORT
rorthwest Essoci<ted consult8nts, inc.
APR 5 1985
CITY OF
LITTLE CANADA
TO: Little Canada Planning Commission
Little Canada Mayor and City Council
FROM: Jay Baago
DATE: 4 April 1985
RE: McCulloch - Harstad Mini Storage Building - CUP and PUD
FILE NO: 758.09 - 85.05
BACKGROUND
Mr. C. Ray McCulloch and Mr. Keith Harstad have applied for a conditional
use permit to construct mini storage facilities and office building on pro-
perty located south of County Road C and east of Rice Street. The parcel
includes lots 32 through 42, with exceptions of Block 6, North Heights
Addition. The proposed use would be a westward extension of the existing
Little Canada Mini Storage facility located on the west side of Park Street
(see Location Map and existing storage site plan attached).
The property in question is approximately 34,500 square feet in area and is
zoned 8 -3, General Business District. Since two principal buildings would
be located on the parcel and the proposed use is an extension of the sane
principal uses, the only way such a project can be allowed is by means of
a planned unit development conditional use permit. B -3 District requirements
allow for a commercial planned unit development through the conditional use
permit process.
Surrounding uses and zoning are as follows:
North -
East -
South -
West -
Non - conforming residence located along Rice Street,
zoned B -3.
Existing mini stroage facility, zoned B -3.
Self- service car wash, zoned 8 -3.
Rice Street (Roseville border).
The property in question is currently occupied by a bait shop. The applicants
have stated that this structure would be removed.
1820 Hill rK?torlk, i Hvd. rrllf re:p ills. mu it )( u: 1 s(e -1 :0
