Ray McCulloch and Mr. Keith Harstad have applied for a conditional <br />use permit to construct mini storage facilities and office building on pro- <br />perty located south of County Road C and east of Rice Street. The parcel <br />includes lots 32 through 42, with exceptions of Block 6, North Heights <br />Addition. The proposed use would be a westward extension of the existing <br />Little Canada Mini Storage facility located on the west side of Park Street <br />(see Location Map and existing storage site plan attached). <br />The property in question is approximately 34,500 square feet in area and is <br />zoned 8 -3, General Business District. Since two principal buildings would <br />be located on the parcel and the proposed use is an extension of the sane <br />principal uses, the only way such a project can be allowed is by means of <br />a planned unit development conditional use permit. B -3 District requirements <br />allow for a commercial planned unit development through the conditional use <br />permit process. <br />Surrounding uses and zoning are as follows: <br />North - <br />East - <br />South - <br />West - <br />Non - conforming residence located along Rice Street, <br />zoned B -3. <br />Existing mini stroage facility, zoned B -3. <br />Self- service car wash, zoned 8 -3. <br />Rice Street (Roseville border). <br />The property in question is currently occupied by a bait shop.
