MEMORANDUM <br />northwest E <br />ssoclated consultants; inc. <br />TO: Little Canada Planning Commission <br />Little Canada Mayor and City Council <br />FROM: Stephen Grittman <br />DATE: 1 May 1985 <br />RE: Industrial Park District <br />FILE N0: 758.09 <br />As a result of the discussion of the future land use of the so- called <br />Section 5 Industrial Area, the following Comprehensive Plan changes must <br />be made.. Most are deletions of references to "future studies" and the <br />like. Also attached is a proposed new zoning district to which the area, <br />Planning District Seven, would be rezoned. <br />Page 25, Land Use Objectives, Section 11, delete: <br />Additional lands in Little Canada are zoned industrial but due to <br />poor soil conditions are likely undevelopable. Due to this factor <br />and others outlined in the Industrial Markets Section of the <br />Comprehensive Plan, Planning Inventory, January, 1978, Little <br />Canada's market demand will-probably only result in infill and <br />upgrading of the existing industrial area. <br />Page 34, Land Use Policies, Industrial Section 2, delete: <br />2.
