PLANNING REPORT <br />northwest associated consultants, inc. <br />T0: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE:. --7 ,February 1985 <br />RE: Dave Frattalone Subdivision <br />FILE NO: 758.09 - 85.04 <br />BACKGROUND <br />Mr. David Frattalone has applied for a subdivision of his property located <br />between Centerville Road and the platted DeSoto Street, and just north of <br />the apartments along LaBore Road (see Exhibit A, attached). <br />ANALYSIS <br />The property is located in an I -1, Light Industrial District. The minimum <br />width requirement for the district is 100 feet. Both lots are .shown to be <br />147.5 feet. The site plan has omitted drainage and utility easements, <br />however, the representative for Mr. Frattalone has indicated that these <br />will be added. In addition, topographic information is being supplied as <br />requested by the Subdivision Ordinance. The subdivision will add the <br />remaining width to that part of DeSoto Street in front of this parcel. <br />The applicant has indicated that the intended use of the existing buildings <br />is for the storage of asphalt trucks and equipment. This is a permitted <br />use in the I -1 District. Also, the use is for storage only, and no asphalt <br />mixing or production will be done at this site. As such, odor problems <br />associated with the latter activities should be no problem. <br />One problem with relation to the use is the existance of a single family house <br />on Parcel "A" together with the existing storage building. It is our under- <br />standing that the house is rented and has no association with the industrial <br />use. As this is an existing condition, the house is a legal nonconforming <br />use in the I -1 District.
