Little Canada Planning Commission <br />7.February 1985 <br />Page Two <br />the non- conformity, there is no precedent to require its removal, nor the <br />discontinuation of the use.- However, due to the fact that two separate <br />principal uses will be occupying a new single parcel of land, a conditional <br />use permit application for a planned unit development should be filed for <br />approval if there is any future building additions or use modifications. <br />In addition, it is apparently the intent of the industrial users to eventually <br />convert the house to an office. The applicant and the industrial business <br />operator should be made aware that the City will need to be notified when such <br />conversion occurs in order to evaluate any necessary zoning procedures. <br />RECOMMENDATION <br />It is recommended that the Dave Frattalone subdivision be approved, subject <br />to the following requirements: <br />o Proper drainage and utility easements are included along lot lines. <br />o Necessary topographic data is supplied. <br />• Application is made fora conditional use permit for a planned unit <br />development to allow the residential and industrial uses together on <br />the newly formed lot if and when changes in use occur or additional <br />building is desired. <br />o Any additional recommendations as may be applicable as specified by the <br />City Engineer, City Attorney, City Building Official and City Clerk. <br />cc Joe Chlebeck <br />Tom Sweeney <br />Don Carley <br />towel Nagovsky <br />Al Hilderman /David Frattalone <br />
