MEMORANDUM <br />nortnwest associated consultants, Inc. <br />TO: Little Canada Mayor and City Council <br />FROM: Stephen Grittman <br />DATE: 23 October 1984 <br />RE: Cecka Subdivision - Thunder Bay Road <br />FILE NO: 758.09 - 84.30 <br />Mr. Janes Cecka has received preliminary approval of his Thunder Bay Estates <br />subdivision, subject to the resolution of the cul -de -sac problem on Thunder <br />Bay Road to the north of the NSP power easement. The existing temporary <br />cul -de -sac creates several problems. The rest of Thunder Bay Road is slightly <br />grade separated from the cul -de -sac by a drive -over type curb. This presents <br />a significant maintenance problem, particularly in winter for snow plowing. <br />Additionally, the placement of the cul -de -sac encroaches on the front yards of <br />the adjoining lots. <br />The most desirable solution appears to be placing the cul -de -sac on the proposed <br />park property. This would achieve two objectives. First, it would allow the <br />front yards of the adjoining lots to boas deep as the neighboring lots, and it <br />would assure that the park would have vehicle access on that end. <br />The Park Commission agrees with this solution with several conditions, all of <br />which appear to be reasonable requirements regardless of the cul -de -sac's <br />location. <br />• Barriers be placed around the paved area to discourage vehicles from driving <br />onto the parkland. <br />• A street light be placed at the end of the cul -de -sac. <br />• Regular police surveillance of the area. <br />• Mr. Cecka install and pay for these improvements. <br />19 <br />FEB cc:, 1955 <br />CITY OF <br />LITTLE CANADA <br />4820 minnetonka blvd. rninneapolis, lninnesot tt ste. 420 55416 tel. 612/925 -942( <br />
