E. District Regulations. The following sections concern signs which require application and permit. <br />1. "R -1 " and "R -2" Residential Districts: <br />a. Institutional or orea identification signs (monument type only), provided that the gross <br />square footage of sign area does not exceed twenty-Four (24) square feet and if the sign <br />is freestanding, the height does not exceed eight (8) feet. <br />2. "R -3 ", High Density Residential District and "R -4" Mobile Home Park District: <br />o. Residential Area Identification: Only one (1) sign may be erected an the subject property. <br />3. "R -B ", Residential Business District; <br />a. Business Signs. Only one (1) sign shall be erected on the subject property. <br />(1) Freestanding or Wall Sign. Not more than eighteen 08) square feet in total area, <br />nor higher than six (6) feet. <br />4. "E -1 ", Limited Neighborhood Business District: <br />a. Within the "B -1" District, the maximum allowable square footage of sign area per lot shall <br />not exceed the sum of one (1) square foot per front foot of the building, plus one (1) square <br />foot for each front foot of lot not occupied by a building, up to one hundred (100) square <br />feet. Each lot will be allowed one (1) pylon or freestanding sign and one (1) wall sign or <br />two (2) wall signs total. <br />5. "B -2" through "B-W", and "1 -1" Districts: <br />The maximum number of signs on any principal building shall be two (2) and in all cases <br />each sign shall be placed on a separate wall (frontage). The maximum orea for all signs <br />'shall be determined by taking fifteen (15) percent of the gross silhouette oreo of the front <br />of the building. Where the principal is on a corner or through lot ord thus faces two (2) <br />public streets, both sides may be counted. If, however, the building has only one (1) front- <br />age and the owner elects to erect two (2) signs, the total square footage of both signs may not <br />exceed the maximum allowable square footage determined from the front building silhouette. <br />For purposes of determining the gross area of the silhouette of the principal building, the <br />silhouette shall be defined as that area within on outline drawing of the principal building <br />as viewed from the front lot line or from the related public street(s). <br />In addition to wall signs, frecstording signs may be utilized, or o combination of both. In <br />no case, however, shall more than one (1) pylon sign or combination of two (2) signs be <br />displayed. <br />Conditional Uses. In the case of a shopping center where there are two (2) or more business <br />uses, a conditional use permit shall be granted to the entire shopping center in accordance <br />with overall site plan indicating the size, location and height of all signs presented to the <br />• Planning Commission. A maximum of fifteen (15) percent of the gross area of the building <br />silhouette shall apply to the principal building where the aggregate allowable sign area Is <br />distributed among the several businesses.
