October 7, 1985
northwest associated consultEnts, inc.
Mr. Bud Nagovsky
City Building Official
Municipal Offices
515 Little Canada Road
Little Canada, Minnesota 55117
RE: Little Canada - Sinclair Station
File No: 758.09 - 85.33
Dear Bud:
OCT 8 1985
CITY OF
LITTLE CANADA
Through receipt of the City Planning Commission agenda packet, I have read
your report concerning the conversion of the Sinclair Station to a convenience
store operation.
While our office has not had the privilege to review the site plans involved
in this request, I would point out to you that the parking requirements which
you reference (page 28, item 13) are not applicable to a convenience store.
Please see definition No. 27, page 4. A convenience food operation is a business
such as McDonalds or Burger King. The applicable sections are items 16 and 17
on page 28.
I question your publicly calling items in the ordinance ridiculous without
thoroughly checking or coordinating with others in the City.
I would also note that there are other items of potential concern not addressed
in your report. Curb cuts, canopies, setbacks, location of storage tanks,
loading areas, etc. are critical and should also be addressed.
Very truly yours,
NORTHWEST ASSOCIA
STS, INC.
David R.
