'"agovsky <br />)TTE: October 10, 1905 <br />S: Sinclair Oil Conditional Use <br />Iio doubt you are aware of the difference of opinion between <br />myself and Northwest Associated Consultants on the Sinclair <br />Convenience Store. You have a copy of my report, and I <br />will attenpt to address the comments of the October 2, 1905 <br />planning report of Northwest Associated Consultants. <br />The existing curb cut is 35 ft. I have not noticed that <br />this has caused any ingress or egress 'problems in the time <br />I have worked for the City. In fact, the size of the curb <br />cut is probably beneficial to ingress and egress, <br />especially for the tanker trucks which use the drive to <br />service the station. The City traffic pattern is somewhat <br />unique in this location, in that there are dog leg <br />entrances to Little Canada Road. .tip judgment would be that <br />traffic problems, especially cross traffic into and out of <br />the property are helped by the existing curb cut. <br />The existing property is paved on all sides of the <br />building. The Zoning Ordinance P. 26, Item 0 requires <br />curbing around the parking area only, not the entire <br />property perimeter. The existing perimeter curbs are <br />blacktop and concrete, not wood as stated in the Planner's <br />report. <br />It appears from the site plan submitted that there is more <br />than enough space on the east and south sides of the <br />property to handle any loading or unloading necessary for <br />this business.
