There currently exists a house and <br />garage on the parcel on which the proposed would be located. The appli- <br />cants have agreed to purchase the property (Exhibit B - shaded area) and <br />expand onto that location. The parcel is zoned B -W, Business- Warehousing. <br />The house is a non - conforming use in that District. <br />ANALYSIS <br />The proposed amended PUD raises the following issues: <br />Parking: The proposed structure would have 1200 square feet of office <br />space with the remaining space devoted to the warehouse. Under City <br />parking requirements, twelve stalls are required for the combination <br />of these uses; nineteen stalls are shown on the site plan. Each stall <br />must be II2 feet wide and 20 feet long. There should also be a desig- <br />nated handicapped parking stall. The drive access from County Road B <br />exceeds the maximum of 24 feet.
