MEMORANDUM <br />Little Canada Planning Commission <br />Little Canada City Council and Mayor <br />MN Mini- Storage - Amended PUD <br />30 July 1985 <br />Page Two <br />Landscaping: Development of this parcel will require additional land- <br />scaping. Required landscaping must conform to Section 903.020 G. of the <br />City Ordinance. A detailed landscape plan should be submitted before <br />a building permit is granted. <br />Signs: There currently exists two freestanding signs on the total de- <br />velopment, one for each of the two roads which abutt the facility. The <br />applicant is proposing to construct two more freestanding signs along <br />County Road B. Under City Ordinance regulation 903.110 E., which regu- <br />lates the use of signs, provision 5.b. allow for a maximum of two (2) <br />freestanding signs. Relative to the total development size of all the <br />buildings included in the mini- storage facility, the maximum sign area <br />for one face of a two faced sign cannot exceed 200 square feet in area <br />and 25 feet in height (provision 5.c.3.). The maximum sign height may <br />be increased by one (1) foot for each three (3) feet of setback in addi- <br />tion to the required five (5) feet. Should the applicant decide to use <br />wall signs, total signage cannot exceed fifteen (15) percent of the gross <br />silhouette area of the front of the building (5.a.). Before granting a <br />building permit, we recommend the City be provided with a detailed sign <br />plan that shows the locations, height, and sizes of all signs for the <br />total mini- storage facility. <br />RECOMMENDATION <br />We recommend approval for the proposed PUD amendment based on our analysis above <br />and contingent upon the applicant pursuing and submitting to the City the follow- <br />ing: <br />1. A detailed landscape plan for the proposed office /warehouse area <br />and its relationship with existing landscape features adjacent to <br />the development. Landscaping must conform to Section 903.020 of <br />the City Ordinance. <br />2. A detailed sign plan showing the locations, height, and size of <br />all signs in the total mini- storage facility. Signs must conform <br />to the provisions of Section 903.110 of the City Ordinance. <br />It is also recommended that the applicant be required to submit to the City a <br />Surety Bond, in an amount determined by the City Clerk, to insure conformance <br />with the recommendations above. <br />cc: <br />Joseph Chlebeck <br />Don Carley <br />Lowell Nagousky <br />Bruce Hubbard <br />Tom Sweeney <br />11. <br />
