MEMORANDUM <br />Steneroden Rezoning <br />30 July 1985 <br />Page Two <br />B -3 District Lot Requirements. The lot as shown on Exhibit B conforms to the <br />B -3 lot size requirement of 15,000 square feet. <br />Definition of Property of Parcel. Before any action on the rezoning can take <br />place, the applicant must first submit to the City a plat and legal description <br />of the property so that the parcel can be legally defined. The R -1 zoned pro- <br />perty to the east (Exhibit B - designated) should be included in this plat as <br />this land will be without street frontage if the rezoned parcel is separated. <br />Exhibit B shows a conceptual layout of the lots and street, This layout, once <br />in preliminary plat form, must conform to provisions of the Little Canada Sub- <br />division Ordinance. R -1 minimum lot requirements are as follows: <br />Lot Area - Interior: <br />Corner: <br />Lot Width - Interior: <br />Corner: <br />Setbacks - Front: <br />Side: <br />Rear: <br />10,000 sq. ft. <br />11,000 sq. ft. <br />75 ft. <br />85 ft. <br />30 ft. <br />10 ft., 30 ft. abutting <br />a public right -of -way. <br />30 ft. <br />RECOMMENDATION <br />Given the parcels location along Rice Street and Comprehensive Plan designation <br />for commercial use, we recommend the property be rezoned as requested from R -1 <br />to B -3.
