MINUTES <br />Planning Commission <br />Nov. 14, 1985 <br />Metal The Building Inspector reported that the intent of the ordinance is to <br />Buildings not allow the pole type or engineered steel building with metal exterior <br />(Cont.) in business or residential zones, not to eliminate the conventional <br />framed building with aluminum siding. <br />The Planner stated that the Council wanted this ordinance to be compatible <br />with the industrial park district. <br />Mr.Costa asked if this ordinance would stand up in court. The Planner <br />replied that only a judge could determine this. <br />Mr. DeLonais stated that he was not 100% against steel buildings, but <br />he was against pole buildings. Mr. Ducharme stated that he did not consider <br />his buildings pole buildings. <br />Mr. Nagovsky stated that he could foresee people using a pole -type <br />building for a garage in a residential district. Currently, there is <br />nothing to prohibit this in the ordinance. <br />Mr. Costa was concerned that this was another restriction being placed <br />on the residents of the City. Costa stated that he has seen pole buildings <br />in the City that look better than some of the wooden buildings in the City. <br />Mr. Ducharme stated that it is Ryan Industrial Park that has caused the <br />problem in the City. Mr. Costa stated that Ryan Industrial Park makes <br />good use of what it was intended to be. Costa pointed out that most <br />of the buildings in this area are warehouses. <br />The Planner stated that the Council wants to encourage quality development <br />in the City and the City will not get a quality building next to a pole <br />building. <br />Mrs. Timmons stated that she could see the concern in a residential area <br />about the land use of residential property and the value of real estate. <br />The Planner stated that a developer will want to put up a building that <br />is compatible with what is already there. Costa felt that this was <br />speculation. <br />Mr. DeLonais did not feel that a metal building would stop anyone from <br />building a brick building. <br />Herkenhoff asked the life span of a metal building. The Building <br />Inspector replied that this depended on the care that the building was <br />given. <br />Costa pointed out that Budget Power is a metal building and it is a <br />beautiful building. <br />The Building Inspector suggested that metal buildings could be handled <br />under conditional use permits. <br />Page -2- <br />
