PLANNING REPORT <br />northwest associated consultants, Inc. <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 10 September 1985 <br />RE: Rutzick PUD <br />FILE NO: 758.09 - 85.29 <br />RigT2IVEQ <br />SEP 11 1985 <br />CITY OF <br />LITTLE CANADA <br />BACKGROUND <br />Mr. Sherman Rutzick of Sherman Rutzick and Associates has applied for a re- <br />zoning to planned unit development on an 11 acre tract along Little Canada <br />Road near Rice Street. The property is behind the Venetion Inn on the west <br />and borders Round Lake on the east. Currently the site is zoned B -3, General <br />Commercial. As a rezoning issue, the Comprehensive Plan policies will be <br />viewed in this area which includes portions of Planning Districts 11 and 16. <br />ANALYSIS <br />Comprehensive Plan <br />District 11 encompasses much of the existing business community in Little <br />Canada. The Comprehensive Plan identifies the area as being in a "strip- type" <br />development pattern, and encourages the clustering of future developments in <br />the area to limit traffic congestion through the use of shared parking and <br />driveways. <br />District 16 is comprised of the areas around Round Lake.
