PLANNING REPORT
northwest associated consultants, Inc.
TO: Little Canada Planning Commission
FROM: Stephen Grittman
DATE: 10 September 1985
RE: Rutzick PUD
FILE NO: 758.09 - 85.29
RigT2IVEQ
SEP 11 1985
CITY OF
LITTLE CANADA
BACKGROUND
Mr. Sherman Rutzick of Sherman Rutzick and Associates has applied for a re-
zoning to planned unit development on an 11 acre tract along Little Canada
Road near Rice Street. The property is behind the Venetion Inn on the west
and borders Round Lake on the east. Currently the site is zoned B -3, General
Commercial. As a rezoning issue, the Comprehensive Plan policies will be
viewed in this area which includes portions of Planning Districts 11 and 16.
ANALYSIS
Comprehensive Plan
District 11 encompasses much of the existing business community in Little
Canada. The Comprehensive Plan identifies the area as being in a "strip- type"
development pattern, and encourages the clustering of future developments in
the area to limit traffic congestion through the use of shared parking and
driveways.
District 16 is comprised of the areas around Round Lake. Much of the Compre-
hensive Plan comments are included below.
17
4820 nminnetonka oIvc minneapolis, rnn, ste.200 55416 (6121925 -9420
