PLANNING REPORT <br />northwest Essociated consultants, inc. <br />TO: Little Canada Planning Commission <br />Little Canada Mayor and City Council <br />FROM: Jay Baago <br />DATE: 4 September 1985 <br />RE: Market Place - PUD Amendment (Expansion) <br />FILE NO: 758.09 - 85.28 <br />BACKGROUND <br />The Market Place is proposing to expand by adding approximately 64,000 square <br />feet of floor space to its current shopping area. As such, a concept review <br />is contained herein to check the proposed concept site with the performance <br />requirements of the City. <br />ANALYSIS <br />The attached exhibit displays the site area with the proposed addition and <br />revised parking, loading and drive aisle space. Each of the relevant issues <br />are discussed in more depth below. <br />Parking. The current parking arrangement has the majority of rows aligned in a <br />north -south direction. The proposed addition would alter the arrangement of <br />those rows in an east -west alignment. It was calculated that with the proposed <br />addition the entire development would require 713 parking stalls. The site <br />plan has allowed for 804 spaces, thus well exceeding the minimum required. Each <br />of the stalls must be 82 feet wide by 20 feet long. The stalls located along <br />the north and east lot lines must be a minimum of five feet from the lot line.
