PLANNING REPORT <br />northwest associated consultants, inc. <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 11 February 1986 <br />RE: Goff Rezoning <br />FILE NO: 758.09 - 85.34 <br />A revised site plan has been submitted for the Goff Planned Unit Development <br />along County Road D. The current concept differs from the previous sub- <br />mission in the following ways: <br />• Reduction of the number of six unit buildings to 14, for a total of <br />84 units, down from 114. <br />• Addition of a row of single family lots along Arcade Street on the west. <br />• Increased distances between most buildings. <br />• Reduced density to 4.6 units per acre over the entire site and approximately <br />8 units per acre over the developed portion of the site (excluding the NSP <br />easement and the area east of the County Ditch). <br />Landscaping and site amenities would be a further requirement of the development <br />stage of the PUD. No development could occur until the City is satisfied that <br />all required improvements are adequate. <br />For purposes of comparison, if a PUD were granted for single family homes in the <br />context of R -1 zoning, to allow clustering of units, approximately 80 units could <br />be constructed, assuming the most efficient design, and accounting for streets. <br />If the property were developed in a traditional R -1 pattern, the maximum number <br />of units likely would be approximately 55 single family homes.
