However, <br />if the street is vacated, no street frontage on that side will remain and the <br />variance would not be necessary as the setback would reduce to 10 feet. <br />RECOMMENDATIONS <br />It is our recommendation that the subdivision be approved, as all lot dimensions <br />are adequate. In conjunction we would recommend the vacation of the Jackson <br />Street right -of -way in this block, subject to the retention of an easement over <br />the existing water line. This recommendation is made for the reason that the <br />City has no need nor inclination for an improved street, based on past City <br />action in the area, and without the street setback variances are not necessary. <br />We would further recommend that no setback variances be approved regardless of <br />the outcome of any potential street vacation, as the lot is typical of most <br />residential lots and no physical hardship exists to justify variance from <br />ordinance requirements.
