MINUTES <br />Planning Commission <br />May 8, 1986 <br />Twin Lake <br />Shores <br />2nd Add. <br />(Cont.) <br />Thunder <br />Bay 2nd <br />Addition <br />Preliminary <br />Plat <br />Mr. Edmundson felt that Mrs. Mitchell would be opposed to giving <br />another 8 1/2 feet of easement, but requested that the Addition <br />be approved and he would discuss it with her. <br />Mrs. Timmons recommended that the preliminary plat of Twin Lake <br />Shores 2nd Addition be approved subject to the recommendations of <br />the City Planner and with the stipulation that Mrs. Mitchell would <br />not be assessed for road improvement, but these assessments would <br />be deferred until such time as Lot 1 was subdivided. <br />Motion seconded by Mr. Costa. <br />Motion carried 7 - 0. <br />Mr. Don Valento appeared before the Commission and submitted the <br />preliminary plat of the Thunder Bay 2nd Addition. Valento reported <br />that there are six property owners involved in the plat and they <br />are all in agreement as presented. Valento pointed out that the <br />Wright's home would be very close to the road right -of -way and <br />the plat calls for a 40 foot right -of -way in this area. This is <br />similar to what was done on Payne Avenue. <br />Valento pointed out that the Valento house would be 18 feet from <br />the road right -of -way and the Wright house would be 14 feet from <br />the right -of -way. This will require a variance. <br />Mrs. Timmons commented that she like the jog in the road. <br />Valento pointed out that a cul -de -sac is planned for the north <br />end of the street and also pointed out that there is a power line <br />easement in this area. <br />Davison indicated that Public Works may want the road to go through <br />to the north. <br />The Planner indicated that the property owners are seeking concept <br />approval at this point. <br />Mr. Valento indicated that the property owners would prefer the <br />cul -de -sac on the north. <br />Mrs. Timmons felt that cul -de -sacs make more of a neighborhood than <br />do through streets. <br />Mr. Herkenhoff recommended concept approval of the preliminary plat <br />of the Thunder Bay 2nd Addition with the cul -de -sac on the north <br />end of the street. <br />Motion seconded by Mr. Costa. <br />Motion carried 6 - 0. <br />Page -9- <br />
