Little Canada Planning Commission <br />11 June 1986 <br />Page Three <br />Hardware sales (the proposed activity) is not a permitted or conditional use in the <br />I -P District, but is a permitted use in the 8 -3 District, thus qualifying under <br />this section. The proposed retail portion may be no more than 2,000 square feet in <br />area. However, this is not detailed in the provided plans. The building plans should <br />be amended to illustrate the retail area. <br />Site Plan Conformity <br />The building consists of 12,000 square feet of warehouse and 8,000 square feet of <br />office and retail space. Parking requirements for these uses are as follows: <br />Office and Retail Areas: 3 spaces plus one space per 200 square feet, <br />total requirement, 39 spaces. <br />Warehouse Area: 1 space per 1,000 square feet plus one space per each employee, <br />total requirement, 11 spaces plus one per warehouse employee. <br />This results in a parking requirement of 50 spaces plus an additional number equal <br />to the number of warehouse employees. <br />Fifty -two spaces are shown on the plan. The estimated number of employees should be <br />confirmed with the applicants. With regard to loading area, a significant amount of <br />loading area is provided, easily meeting the requirements. One additional comment <br />regards location of the parking area. All parking and drive aisle areas may be located <br />no closer than 5 feet from any property lines. This should be corredred on a final <br />site plan. <br />In addition to the above comments, the following notes are made in reference to <br />general parking area performance standards. <br />• The parking and drive area must be paved. <br />• The parking and drive area is to be surrounded by a perimeter curb separating <br />it from property lines, landscape areas and building areas, where applicable. <br />• Driveway curb cuts are to be no wider than 24 feet, without approval of the <br />City Engineer. <br />With regard to setbacks, all provided yards meet or exceed the ordinance requirements. <br />Those requirements are 40 feet for front yards, side yards abutting a street, and any <br />yard abutting residentially zoned property, 20 feet for other rear yards, and 15 feet <br />for other side yards. <br />Other requirements of the I -P District include lot coverage and landscaping coverage. <br />For these items, the maximum coverage of either item is restricted to a certain per- <br />centage of the lot. Due to the large portion of the lot not being developed at this <br />time, it is felt that a line denoting limits of construction be established and the <br />coverages compared against the total developed area, rather than the entire lot. <br />Such a line is suggested by our office on the provided site plan, Exhibit C.
