Little Canada Planning Commission <br />11 June 1986 <br />Page Four <br />line in this location would result in landscape coverage of approximately 25 percent, <br />equal to the minimum requirement. Building coverage would be 14 percent, well under <br />the maximum of 35 percent. The line in this location would also have the effect of <br />reducing the storage area to about 14,500 square feet, within the requirements. <br />A landscape plan will have to be submitted once a final site development plan is <br />agreed upon. The plan must detail all improvements, in compliance with Section 903.020 <br />G. This plan should also include details of any fencing proposed for the screening of the <br />open storage area. The plan is to be accompanied by a qualified estimate of all in- <br />stalled improvements and a performance bond for that amount. <br />Building Requirements <br />In the I -P District, all buildings are to be of masonry construction with an allowance <br />of 25 percent of the building facade area for wood, stucco, metal or glass. On the <br />proposed building, 25 percent of the 10,400 square feet of building facade equals <br />2,600 square feet. The proposed building construction consists generally of concrete <br />block, both smooth and split face, rough sawn cedar siding, and stucco with brick <br />facing. The stucco and cedar comprise approximately 2,300 square feet, under the <br />2,600 square foot maximum. <br />RECOMMENDATIONS <br />It is recommended that the conditional use permits for access retail sales and outdoor <br />storage be approved, subject to the following conditions: <br />• Reduction of outdoor storage area to a maximum of 15,000 square feet. <br />• Screening of storage area from the public street. <br />• Detail of retail sales area on the building plans. <br />• Adequate off - street parking is provided, subject to employee estimate for <br />warehouse area. <br />• Relocation of parking spaces to 5 feet from property lines. <br />• Designation of a construction limit line for purposes of building and landscaping <br />requirements. <br />• Submission of a landscape plan with an appropriate landscape bond. <br />• Compliance with all other performance standards detailed in this report. <br />• Other recommendations of the City Engineer and City Attorney. <br />cc: Joe Chlebeck <br />John Palacio <br />Tom Sweeney <br />Don Carley <br />Gardner Brothers Homes <br />18 <br />
