Commission <br />Little Canada Mayor and City Council <br />7 April 1986 <br />Page Two <br />ANALYSIS <br />The proposed plat consists of four lots, one which presently contains a single <br />family house (Lot 1), two which are each planned to contain a multiple family <br />structure (Lots 2 and 3), and Lot 4 which is to contain a single commercial office <br />structure. Each lot has adequate width, area, and street frontage. As PUD process <br />is not being utilized, all setbacks are to be adhered to without variance. The <br />existence of the plat does not effectively change the development from any <br />functional standpoint. <br />Appropriate public drainage and utility easements will need to be located on the <br />plat, per City Engineer direction. Other private easements for open space, access <br />and parking are likely to be necessary. These will be evaluated once formal <br />development plans are approved. <br />RECOMMENDATION <br />It is recommended the preliminary plat for Sherman Oaks Addition be approved for the <br />reasons stated in this report, and subject to the following conditions: <br />• Development plans require no variances or conditional use permits. <br />• Landscape plans are submitted with development plans along with appropriate <br />landscape bonds. <br />• Drainage and utility easements are located along all lot lines subject to <br />City Engineer directive. <br />• A development contract is prepared governing the entire project. <br />• Recommendations of the Ramsey Washington Metro Watershed District. <br />• Recommendations of the City Attorney. <br />cc: Joe Chlebeck <br />Thomas Sweeney <br />Don Carley <br />John Palacio <br />Jim Rutzick <br />6 <br />
