MINUTES Planning Commission July 10, 1986 Rezoning Certain Portion Of I -P District Adjourn Timmons askedhow tabling the matter will effect the Gardner Bros. proposal. The Planner pointed out that there is already a concern with the Gardner Bros. proposal in that there are not utilities to the site. The Planner stated that whenever there is a question on availability of utilities, it is a longer process to get approvals on a development. David Heller stated that Gardner Bros. had hoped to begin construction this fall. Timmons stated that Gardner Bros was at a disadvantage being the first development proposed for the area. Timmons also stated that in order to attract developers to the area, sewer and water will have to be brought to the site. The Planner stated that the question was who is going to pay for the utilities and pointed out that sewer and water are at the south end of the site and Gardner Bros. property is at the north end. There is the question of whether or not the property owners will be in favor of the improvement. Timmons felt that with regard to the rezoning, it is more desirable to have single fancily homes across from each other. Timmons did not think there would be a problem for the single family homes on the west of DeSoto to have industrial behind them due to the size of the buffer zone and the high -tech industry proposed for the area. Mr. DeLonais recommended that the rezoning of a certain portion of the I -P District to R -1 be tabled for further study and input from the property owners in the area. Motion seconded by Mr. Herkenhoff. Motion carried 7 - 0. Mr. Herkenhoff recommended that the meeting be adjourned. Motion seconded by Mrs. Timmons. Notion carried 7 - 0.
