MINUTES <br />Planning Commission <br />July 10, 1986 <br />Rezoning <br />Certain <br />Portion Of <br />I -P District <br />Adjourn <br />Timmons askedhow tabling the matter will effect the Gardner Bros. <br />proposal. <br />The Planner pointed out that there is already a concern with the <br />Gardner Bros. proposal in that there are not utilities to the <br />site. The Planner stated that whenever there is a question <br />on availability of utilities, it is a longer process to get <br />approvals on a development. <br />David Heller stated that Gardner Bros. had hoped to begin construction <br />this fall. <br />Timmons stated that Gardner Bros was at a disadvantage being <br />the first development proposed for the area. Timmons also stated <br />that in order to attract developers to the area, sewer and water <br />will have to be brought to the site. <br />The Planner stated that the question was who is going to pay for the <br />utilities and pointed out that sewer and water are at the south <br />end of the site and Gardner Bros. property is at the north end. <br />There is the question of whether or not the property owners <br />will be in favor of the improvement. <br />Timmons felt that with regard to the rezoning, it is more desirable <br />to have single fancily homes across from each other. Timmons did <br />not think there would be a problem for the single family homes <br />on the west of DeSoto to have industrial behind them due to <br />the size of the buffer zone and the high -tech industry proposed <br />for the area. <br />Mr. DeLonais recommended that the rezoning of a certain portion <br />of the I -P District to R -1 be tabled for further study and input <br />from the property owners in the area. <br />Motion seconded by Mr. Herkenhoff. <br />Motion carried 7 - 0. <br />Mr. Herkenhoff recommended that the meeting be adjourned. <br />Motion seconded by Mrs. Timmons. <br />Notion carried 7 - 0. <br />There being no further business, the meeting was adjourned at 8:43 P.M. <br />Respectfully submijited, <br />Kathleen Glanzer, Record-Mg Secretary <br />.1JV... 11 <br />
