PLANNING REPORT <br />northwest Essocis-ted <br />TO: Little Canada Planning Commission <br />CO'ThS <br />Itwts, HC. <br />Nigadvk) <br />JUL 8 1986 <br />CITY OF <br />LITTLE CANADA <br />FROM: Alan Brixius <br />DATE: 7 July 1986 <br />RE: Development District lit Rezoning <br />FILE NO: 758.09 - 86.22 <br />BACKGROUND <br />The "I -P ", Industrial Park Zoning District between Centerville Road and DeSoto <br />Avenue has received much planning attention in recent years. The Little Canada <br />Development District Plan 1986 identifies this area as Development District #1. <br />The following planning recommendations were made for the future land use develop- <br />ment for this development district: <br />"The Comprehensive Plan also identified District 1 as a planning district, <br />and defined in an area conceptual plan that the site is most suitable for <br />warehousing /industrial development with some medium density residential <br />development along the district's eastern border due to site suitability <br />restrictions. The medium density residential area is intended to serve <br />as a transitional land use between the new industrial development and the <br />existing single family neighborhoods to the east." <br />Upon further review of this development district, the City Council determined that <br />medium density residential use proposed along DeSoto Avenue when developed would <br />not offer the desirable buffer between the industrial uses in the park and the <br />existing single family homes to the east. What is being suggested instead of the <br />medium density residential uses is single family lots which will front on DeSoto <br />(see Exhibit A). Exhibit A shows a conceptual single family layout that is con- <br />sistent with the R -1 zoning district and the single family lots to the east. The <br />lots are designed with a 200 foot lot depth to provide additional rear yard area <br />for screening and setback from future residential development.
