Little Canada Planning Commission
7 July 1986
Page Two
• Accomplish transitions between distinctly differing types of land uses in
an orderly fashion which does not create a negative (economic, social or
physical) impact on adjoining developments.
• Wherever possible, ensure that changes in types of land use occur either
at center, mid -block points so that similar uses front on the same street,
or at borders, or areas separated by major man -made or natural barriers.
RECOMMENDATION
The R -1 rezoning will serve to implement the City's desired land use patterns by
using single family residential uses as a buffer area between the existing uses and
future industrial development.
We would recommend that if the City chooses to rezone the property to R -1, a subse-
quent comprehensive plan amendment be processed to ensure consistency between the
zoning and land use plan.
