Little Canada Planning Commission <br />7 July 1986 <br />Page Two <br />• Accomplish transitions between distinctly differing types of land uses in <br />an orderly fashion which does not create a negative (economic, social or <br />physical) impact on adjoining developments. <br />• Wherever possible, ensure that changes in types of land use occur either <br />at center, mid -block points so that similar uses front on the same street, <br />or at borders, or areas separated by major man -made or natural barriers. <br />RECOMMENDATION <br />The R -1 rezoning will serve to implement the City's desired land use patterns by <br />using single family residential uses as a buffer area between the existing uses and <br />future industrial development. <br />We would recommend that if the City chooses to rezone the property to R -1, a subse- <br />quent comprehensive plan amendment be processed to ensure consistency between the <br />zoning and land use plan. <br />
