northwest Essocicted consultants, inc. <br />JUL 8 1986 <br />CITY OF <br />PLANNING REPORT LITTLE CANADA <br />TO: Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />FROM: David Licht <br />DATE: 7 July 1986 <br />RE: Little Canada - Collova Lot Split <br />FILE NO: 758.09 - 86.21 <br />BACKGROUND <br />A request for a simple subdivision has been filed by the Collovas to resubdivide <br />and reconfigure three existing lots along McMenemy Road. The resubdivision will <br />result only in a change of lot lines with no additional lots being created. <br />CASE ANALYSIS <br />The property in question is zoned R -1 which requires 10,000 square foot interior <br />lots with a minimum of 75 feet frontage. Within the existing division, one of <br />the lots is presently 50.4 feet. The balance of the two lots exceed ordinance <br />minimums. <br />The proposed configuration will result in three properties which all exceed front- <br />age requirements. Area also will be far in excess of the 10,000 square foot require- <br />ment. <br />An issue to be addressed by the City Engineer is the need for lot line and drainage/ <br />utility easements. According to Mr. Chlebeck, however, such easements will likely <br />be required. <br />RECOMMENDATION <br />Based upon the fact that this resubdivision is simply a reconfiguration of lot lines <br />and this revised layout will eliminate one lot with substandard frontage and result <br />in all conforming properties, we recommend approval of the request.
