Little Canada Planning Commission
Text Amendment - Landscape Maintenance
in 3 -3 District
7 August 1986
Page Three
Conditional Use Permits
If the City approves the text amendment, the applicants should be evaluated on
the criteria listed above. The applicants have indicated that storage and
noise problems at the site are not of their making. As such, it is presumed
they can comply with these, terms. Site plan concerns such as parking, loading,
and screening will have to be evaluated at the time a plan is submitted.
RECOMMENDATION
It is our recommendation that the proposed text amendment to allow landscape
maintenance businesses in the D -3 District as conditional uses not be approved.
This is for the reason that other districts are set up in the City which con-
tain uses that are more consistent with the proposed business. If the City
feels that the use is appropriate in this District, applications should be
evaluated against the above criteria, in addition to recommendations of the
City Attorney and City Engineer.
cc: Joe Chlebeck
Tom Sweeney
Don Carley
John Palacio
Frank Frattalone
Anderson Lawn Service
Prescription Landscape
