Adequate off - street parking and off - street loading in compliance with the <br />requirements of Sections 903.050 and 903.060 of this Ordinance is provided. <br />4. All signing and informational or visual communication devices shall be in <br />compliance with Section 903.110 of this Ordinance. <br />5. The provisions of Section 921.010, C of this Ordinance are considered and <br />satisfactorily met. <br />The proposed business complies with all of the above, with the exception that a <br />sign plan has not been reviewed yet. <br />Site Plan <br />The revised site plan has made changes in the parking supply and provided for a <br />loading area. The required parking for this use is 16 spaces, equal to that shown <br />on the site plan. In addition, curbing is shown around the parking area as required <br />by the ordinance. A few modifications are still required. <br />1. Driveway: The applicant proposes to use the existing curb cut to the site. <br />The illustrated driveway is just 10 feet wide, inadequate for two -way <br />traffic. It should be widened to at least 22 feet, but no more than 24 <br />feet. <br />2. Landscaping: It should be noted on the plan that all areas which are not <br />built upon or used for drive area are to be planted with grass. Also, <br />shrub areas are to be mulched with woodchips, rock, or similar material. <br />Plant sizes must conform to the Zoning Ordinance Section 903.020.G. <br />requirements. This includes an estimate and landscape bond. <br />3. Screening: The City should consider whether or not it will require screening <br />of the parking area and /or building from the abutting mobile home court. <br />The ordinance only requires this screening in the case of residential <br />districts (Section 903.050.D.8.q.). <br />4. Survey: The half section maps do not appear to conform to the site <br />boundaries as shown on the site plan submitted by the applicant. Further <br />documentation as to the proper lot line locations and dimensions should be <br />required (see Exhibit C). <br />5. Parking Layout: The 2 parking spaces in the southwest corner of the site <br />should be reoriented to open to the north rather than east to allow proper <br />circulation in and out of the spaces. <br />6. Parking Lot Surfacing: Surfacing of the parking area needs to be detailed. <br />Surfacing is required to be able to control dust and drainage. <br />
