Outdoor storage areas must be kept in an orderly condition, permitting vehicular access to all materials or equipment. Lanes at least ten (10) feet in width shall be required to meet this standard. No portion of the outdoor storage shall be more than fifty (50) feet from any access lane or other drive aisle. The site plan does not detail the layout of the storage. It is unclear if the applicant has a proposed user for some q fthe area at this time. If the CUP is approved, this detail would need to be provided prior to any occupancy. d. Except for construction equipment which is stored or parked in its most compact condition, outdoor storage may not exceed eight (8) feet in height as measured from the ground on which it is located. The site plan does not detail the layout of the storage. e. Waste or recyclable material shall be contained in a refuse container. All such containers shall be stored within a screened enclosure within the rear yard of the property. Area 1 is 20,125 square feet, and would be occupied by Quality Contracting under an off -site storage 1UP (see below). Area 2 is 16,000 square feet and would be occupied by Auto Rescue. Area 3 is 6,125 square feet and would be occupied by Minnehaha Transportation. Each of these areas shows access aisles that are much wider than the City's 10 foot minimum. The applicant has not included the access aisles in the calculation ofthe outdoor storage amounts. If this interpretation is used, 37% ofthe site would be occupied by outdoor storage, well under the 60% nzaxinzuni allowance. If 10 feet of the proposed aisles is counted against the 60% coverage allowance, about 50% of the site would be covered by outside storage area, including 10 foot access aisles. Under either calculation, the application would be well under the 60% threshold. For items b and d, no additional information has been received. Quality Contracting would presumably store construction equipment. but the nature of the storage has not been identified. The purpose of requesting information on the storage material is not to limit the site to that material, but to verify that it complies with the size and mobility requirements of the ordinance. Off -site Outdoor Storage IUP: The items identified Mr the Conditional Use Permit were the sane items that were insufficient for the Interim Use Permit, namely, storage area, verification that the storage would meet the height standards.
