MINUTRS <br />CITY COUNCIL <br />JANUARY 25, 2006 <br />The Mayor reported that he visited facilities owned by the three offering <br />parties. He noted that the Comforts of Home facility was a nice facility <br />and would be a nice addition to the City. However, he agreed that the <br />City's County Road B property was not the best location for this Cype of <br />facility. Blesener stated that Extreme Beverage's present location was a <br />nice facility with no outdoor storage. He also visited the Goose Lake <br />office/warehouse condominiums developed by Sean Coatney, and <br />indicated that this, too, was a nice facility. Blesener noted that of the eight <br />units there, three or four are still available. He also pointed out that there <br />was a lot of open storage in the back of these units. Blesener expressed <br />concern with the issue of outdoor storage on the County Road B site given <br />its view from the freeway system as well as its proximity Co the St. Jude <br />facility. <br />Blesener indicated that it was not the City's intent to get into a bidding <br />war in selling this property. He indicated that his vote would be for the <br />best use for the site. Blesener noted that Extreme Beverage has indicated <br />that at the present time they do not need any outdoor storage. Blesener <br />asked if the company would anticipate the need for outdoor storage in the <br />future. <br />Todd Knipping, Extreme Beverage, stated that he does not foresee a need <br />for outdoor storage. He indicated that they are very cramped in their <br />current site, but still keep everything inside. <br />Keis asked if the City could put a stipulation on the site that there be no <br />outdoor storage. Blesener replied that the City could try to do this. He <br />noted that the goal is to have an attractive development that is compatible <br />with St. Jude Medical as well as has a good presence from the freeway. <br />Knipping stated thaC iC is Cheir intent to have a nice looking site and will <br />maintain it as such. <br />Blesener stated that he would like to have all three developments in the <br />City, but felt the Extreme Beverage proposal was the best suited for this <br />site. <br />Keis noted that many of the contingencies that were included in the <br />original Extreme Beverage proposal have been removed. He asked about <br />the contingency that the City pay all deed taxes. The City Administrator <br />estimated deed taxes at less than $1,000. <br />The Administrator asked about off-site ponding and whether Extreme <br />Beverage had made any progress in negotiating that issue with MN DOT. <br />Ryan Politz, R.
