District <br />District <br />One resident inquired as to what the proposed lot size is for <br />the North side of LaBore Road. Mr. Licht replied that the <br />recommendation is that lot size conforms to the existing size <br />of lots in this area, namely 100 feet lots. <br />13 - There were no questions on District 13. <br />16 - One resident commented that North side of Round Lake is zoned R1 <br />and that she would like to see the West side zoned R1 as well. <br />Mr. Licht replied that due to shore land regulations this is what <br />probably would happen. There is also a deed restriction on a good <br />portion of the land. <br />One property owner inquiried as to the density per acre involved <br />in the clustering concept. Mr. Licht commented that they are <br />recommending 5 to 8 units per acre. <br />One property owner was concerned that Midwest Planning & Research <br />had suggested the rezoning of some R1 property in District 16 <br />to RB. Residents felt that property currently zoned R1 should <br />remain R1. This also leaves a small strip of land South of Iona <br />Lane which is R1 directly abutting the proposed RB zoning. Residents <br />also questioned why District 16 couldn't be zoned R1 completely. <br />Mr. Licht pointed out several factors that were negative factors <br />in District 16 being zoned R1 - County Road C, the railroad tracks, <br />present zoning on the books for apartments, and the Lake which should <br />be preserved. RB zoning, however, does not preclude residential <br />development. Mr. Licht stated that he felt mid- density, clustered <br />housing was the best use of the land in this area considering the <br />negative factors of District 16. <br />Residents of District 16 also felt very strongly that Iona Lane <br />not be made a through street. <br />One property owner on Iona Lane was concerned that their 1/2 <br />acre lots would be next to land that had a density of 5 to 8 units <br />per acre. She felt this would devaluate her property. The way <br />the land is presently zoned would buffer her from land developed to <br />mid- density, and she felt it should remain that way. <br />17 - There were no questions on District 17. <br />District <br />District 18 <br />- One property owner commented that the North side of Demont Avenue <br />was zoned commercial, and that there were some residential homes <br />in this area. There should be some type of buffering here. <br />District 19 - There were no questions on District 19. <br />District 20 <br />- One resident commented that approximately 78% of District 20 is <br />apartments. There are also residential homes in the area and he <br />would like to see the remaining open space in District 20 zoned <br />R1.
