MINUTES OF COMPREHENSIVE PLAN PUBLIC MEETING <br />LITTLE CANADA, MINNESOTA <br />August 16, 1978 <br />Pursuant to due call and notice thereof a special meeting was held on the <br />16th day of August, 1978 at Kellogg High School, Little Canada, Minnesota <br />to review and receive comments pertaining to the Little Canada Comprehensive <br />Plan. <br />City Council Members Present: Councilman <br />Councilman <br />Mayor <br />Planning Commission <br />Members Present: <br />Also Present: <br />City Clerk <br />Recording Secretary <br />Midwest Planning & <br />Research <br />Mr. Raymond Hanson <br />Mr. Robert DeBace <br />Mr. Donald Valento <br />Mrs. Virginia Fisher <br />Mr. Earl Rossey <br />Mr. Gene DeLonais <br />Mr. Mike Fahey <br />Mr. Ralph Nardini <br />Mr. Joseph Chlebeck <br />Mrs. Kathleen Glanzer <br />Mr. Dave Licht <br />The meeting was called to order by Mayor Valenta. <br />Mr. Dave Licht, Midwest Planning & Research, presented the Little Canada <br />Comprehensive Plan explaining the process that Midwest Planning & Research <br />went through to develop the Plan and the Plan itself. Mr. Licht explained <br />what was proposed for each of the actual planning districts and answered <br />questions and comments on each of the districts. He then asked for general <br />questions on the proposed Plan. <br />The Planning Districts that were subject to discussion were Districts 11, 12, <br />13, 16, 17, 18, 19, and 20. <br />D:;.strict 11 - Mr. Licht explained that business warehousing is the zoning that <br />best reflects what is presently in District 11 today. <br />- One property owner informed Mr. Licht that in District 12 there <br />is a proposed alley. However, there is a building where this <br />alley is proposed to be. What happens in a situation like this? <br />Mr. Licht commented that this is a problem, but not insolvable. <br />It is possible that the alley could be vacated if there was no <br />use for it. <br />One property owner informed Mr. Licht that he has an acre of <br />land which is currently zoned B2 and is proposed as RB in the <br />Comprehensive Plan. This property owner inquired if the uses <br />of his land will be limited by a change in zoning to RB. Mr. <br />Licht commented that this change in zoning would change the property <br />owner's market, but not limit it. Mr. Licht also stressed that <br />the change from B2 to RB in this situation was still just proposed <br />and property owners would be involved in any zoning changes. <br />District 12 <br />
