Little Canada Planning Commission <br />1 May 1978 <br />Page Two <br />1. Setbacks: The site plan indicates that the front, rear, and side yard setback <br />requirements have been met. In addition, height and floor area requirements <br />are also in compliance with the zoning ordinance. <br />2. Section 911.050 (e) of the Zoning Ordinance states, "The application for <br />a building permit in either the B -1 or B -2 District shall be accompanied by <br />a complete plot plan showing the proposed building or buildings and also <br />the proposed use of the balance of the property ". The proposed site plan <br />shows the racquetball club as utilizing only a part of the parcel that it's <br />located on. The applicant should indicate the use of the remainder of the <br />parcel. <br />3. Parking: The applicant has indicated that 37 parking spaces are to be provided <br />to serve the proposed use. This appears to be seriously deficient. The parking <br />requirement based on square footage is one space for every 150 square feet of <br />floor area. In this case, 84 spaces would be required. Allowing for maximum <br />parking demand, there could potentially be 32 people on the courts and possibly <br />another 32 people waiting to play or in the locker rooms. In the event of tour- <br />naments, parking demand could increase further due to spectators. Lastly, <br />there should be additional parking for employees. While there is parking space <br />for the Shopping Center just north of the site, it should be emphasized that each <br />use should provide enough parking to support itself without relying on the parking <br />provided for another site. <br />RECOMMENDATION <br />While the proposed site plan appears to comply with most of the requirements of the <br />Zoning Ordinance, the amount of parking shown on the site plan is seriously deficient. <br />In making light advise Planning any kind of recomme dationuntil the parking ssue has obeen ssatisfactorilyom of this situation, we would <br />resolved. <br />BN /sd (758.09) <br />cc: Joe Chlebeck <br />Clayton Parks <br />Larry Squires <br />03 <br />
