Due to the fact that the property in question is <br />located in a B -2, General Business District, a recreational use would also <br />require a special use permit. <br />The property in question is located on the east side of Market Place Drive <br />where First Bank Drive terminates (see attached maps). The lot measures <br />approximately 297 feet by 298 feet or 88,506 square feet. <br />The proposed structure measures 93 feet by 127 feet containing an approximate <br />12,604 square feet of floor area including both of two levels. The building is <br />designed for eight courts plus locker rooms, showers, lounge area and viewing <br />areas. The site plan provided indicates a total of 37 parking spaces to be <br />provided. <br />The entire area surrounding the site h zoned B -2. Properties northwest and west <br />of the site are commercial uses, while the land south of the site and east up to <br />the Soo Line tracks is vacant. <br />ISSUES AND ANALYSIS <br />The Little Canada Zoning Ordinance imposes a number of requirements upon uses <br />in a B -2 District. Factors related to this request and analysis based on review of <br />the plans submitted are cited below. <br />02 <br />
