The building is to be used as a dental office. The site plan submitted indicates <br />that the applicant proposes to build a second, identical building at a later date, just <br />north of the first, to be used as rental office space. <br />The property in question consists of all or part of three existing parcels which are <br />currently vacant. Existing zoning of the property is B -2, General Business District. <br />Surrounding uses include a vacant parcel immediately north of the site, Keystone <br />Carwash on the east side, Budget Power across Middle Street to the west and a vacant <br />lot across Little Canada Road to the south. Current zoning of all these uses is B -2. <br />The site is shown as containing 38,653 square feet. Each of the buildings is to be <br />single story with 4,000 square feet of gross floor area. The site plan indicates that <br />50 parking spaces will be provided including three for the handicapped. The plan <br />also shows landscaping to be provided on the south and west sides of the lot. Access <br />to the property is by means of 2 -24 foot wide drives located on Middle Street. <br />Although actual building permits must be issued on each building individually, this <br />report is submitted regarding them as a single project. <br />ISSUES AND ANALYSIS <br />Resubdivision <br />As mentioned, the property in question now exists as all or part of three percels of land. <br />In order to avoid future complications, the applicant will have to fulfill the requirements <br />of resubdividing the land into one parcel. <br />u,r <br />05 <br />
